The Community Director is accountable for all property operations including financial, personnel, administrative, resident relations, maintenance, marketing, leasing, and safety. In conjunction with the Regional Manager, the Community Director will assist in the formulation of the property budget, will ensure that all rents are collected when due, perform evictions and approve all invoices submitted for payment. The Community Director will hire, train and motivate all on-site staff members. The Community Director will maintain a positive customer service attitude, ensure that the property is maintained to Gatehouse Management, Inc. standards, conduct market surveys and complete all pertinent safety checklists with maintenance staff. The Community Director will conduct all business in accordance with the company's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. The ideal candidate will have 3-years experience in on-site property management and at least 1 year as manager. In addition, the candidate should have strong computer skills in a Microsoft Office environment. Knowledge of industry related software is also beneficial.

The Leasing Consultant is Gatehouse's representative with the public and will greet prospects, present professionally the features and benefits of their assigned property and properly secure lease agreements with qualified persons. A Leasing Consultant is very service oriented and strives to make current residents feel welcome and comfortable in their community. A Leasing Consultant will also maintain awareness of local market conditions and trends and contribute ideas to the Community Director for marketing the property and for improving resident satisfaction. The Leasing Consultant will conduct all business in accordance with the company's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments. This position requires good leasing and closing skills, and the candidate must be able to type 30 WPM and be organized.

The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. The Maintenance Supervisor will help to insure a safe and secure living environment for residents, visitors and staff in accordance with the company's policies and procedures, state and federal laws, OSHA, ADA, and Fair Housing.

The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. The Maintenance Supervisor will help to insure a safe and secure living environment for residents, visitors and staff in accordance with the company's policies and procedures, state and federal laws, OSHA, ADA, and Fair Housing. The Maintenance Supervisor will diagnose and perform minor and routine maintenance and repair on a daily basis items such as electrical and plumbing, A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, floor, ceiling fans, locks, and leaks. The Maintenance Supervisor will be responsible for the completion of a preventative maintenance schedule and for maintaining accurate records regarding service requests and work progress. In addition, the Maintenance Supervisor will ensure that all make-ready repairs and services are completed correctly and on schedule. The ideal candidate will have at least 3 years experience in property maintenance or an equivalent field.

The Maintenance Technician will assist the Maintenance Supervisor in maintaining the physical integrity of the community. The Maintenance Technician will help to diagnose and perform minor and routine maintenance repair on a daily basis, including electrical, plumbing, A/C and heating systems, and appliances. The Maintenance Technician will constantly be aware of the condition of the apartments throughout the community and immediately initiate action to correct unsafe conditions. In addition, the Maintenance Technician will change locks and make keys, remove and transfer heavy appliances, be knowledgeable of inventory levels, and assist in keeping grounds neat and free of litter. This position requires 1 year of previous property maintenance experience.
